Buyer’s Inspection
As a home buyer, you understandably want to know about a home’s hidden defects and how its systems operate before closing. During a Buyer’s Inspection, we thoroughly assess and report on the home’s current condition and maintenance and repair needs.
Pre-Listing Inspection
Sellers can benefit from a Pre-Listing Inspection, which will help them more fully understand their property and the issues that may scare away potential buyers. With a comprehensive understanding of their homes, sellers can better negotiate with buyers.
New Construction Inspection
Before closing, a newly constructed home should be inspected for any defects that prevent it from being move-in ready. We will thoroughly search for oversights in construction so they can be presented to your builder prior to, or at your pre-closing walkthrough.
New Construction Phase Inspections
Having a building inspected periodically throughout the construction process helps eliminate the chances of defects getting hidden behind finishing materials. We will inspect a project at the following phases:

11th Month Warranty Inspection
When a newly built home is sold with a 12-month builder’s warranty, it should be inspected for defects during the 11th month. During the 11th Month Warranty Inspection, we help homeowners uncover the issues in the home that are covered under their warranty, allowing them to request repairs before the warranty runs out.
Re-Inspection
Once the repairs from a Buyer’s Inspection have been made, a Re-Inspection can be scheduled. We will revisit the home to check the changes that have been made, ensuring that buyer and seller remain on the same page and all repairs meet the required standards.

Foundation Elevation Measurement
We use a ZIPLEVEL® on ALL inspections to measure a home’s foundation surface and determine if it is level or if it needs to be assessed further by a structural engineer or foundation company.
Thermal Imaging
We offer Thermal Imaging scans as an add-on service with a home inspection. With an infrared camera, we can find areas of temperature discrepancies within a home and diagnose issues such as improper or missing insulation and moisture intrusion. If we find a leak during a home inspection, we may use the thermal imaging camera to further investigate the issue at no additional charge.
Well Water Testing
A well water sample is collected and delivered to a third-party independent lab for testing. The well water sample is tested for chlorine, total coliform, and E. Coli. Results will be delivered to client upon receipt from lab.
